
MacArthur Blvd
MacArthur Blvd seeks to build at least 83 affordable units and a small retail space in Oakland, California has a ground floor comprised of a residential lobby, commercial space, and a 3,600 square foot parking garage. This project aims to fully utilize the site and provide a new template for development in this neighborhood, paving the way for more dense, taller, and newer construction to take shape along this section of MacArthur Blvd. This project aims to anchor this corner lot and inspire new development along this corridor.
Embracing the character and history of this part of Oakland, this project proposes a charcoal brick podium with large openings at both the commercial space fronting MacArthur Blvd and the residential lobby. A clean and contemporary palette sets a refined tone for future projects in the area. A large roof terrace reduces the mass of the building and provides the residents with ample access to outdoor space with sweeping views of the Oakland hills.
The lobby entry space for residents features amenities such as a mail room, a bicycle parking room with long-term bicycle parking for every unit, and e-scooter parking and charging areas. On the levels above, a mix of studio, one-, two-, three- and four-bedroom residential units are distributed on floors two through six. The second floor includes private outdoor terraces dedicated to individual units; many units on the levels above this have private exterior balcony space or Juliet balconies.
This project leverages prefabricated modular technology to reduce construction waste, increase efficiency, and reduce site related carbon from construction efforts by fast tracking construction. The project anticipates exploring LEED certification throughout the design process.
